ABOUT OUR COMMUNITY
Vincent Overlook is a residential community of 247 single family homesites on which over 160 beautiful homes have been built. Most of the construction growth has taken place since 2013 with the full build out expected over the next few years. A new phase of three dozen new homes was begun in late 2019 is almost completed. We are growing!

The VO community boasts a modern clubhouse facility featuring a spacious event room with adjoining prep kitchen, a well-equipped exercise room, and a lounge with fireplace and billiards table. In addition, bath, shower, and locker room facilities serve the clubhouse and open out to one of the largest outdoor swimming pools in the area.

The clubhouse and pool facility, which also boasts a newly installed tennis court and "tot lot" play area, sits at the center of VO and is the social hub of the community. In addition to Delaware's famously low property taxes, residents enjoy low HOA fees which include full lawn maintenance and clubhouse/pool access. An active Social Committee schedules clubhouse events as well as local area outings for VO residents throughout the year.


LOCATION
Situated midway between the town of Milton and the city of Lewes in Delaware's southernmost county and a mile west of DE Route 1, the neighborhood of Vincent Overlook, which fronts Cave Neck Road, provides its residents easy access to all that Sussex County has to offer.


MILTON
While not within the town of Milton proper, Vincent Overlook lies within its ZIP code and shares its identity as part of Delaware's “Broadkill Hundred.” Proud of its calling card as “The Home of Five Governors,” Milton is today a well-established town first settled in the 17th century, formally established in the 18th century, and officially named for English poet John Milton in the 19th century.

Milton boasts a unique blend of visual and performing arts and Delaware history mixed with hometown charm that secures its place as a standalone area attraction. And if that weren't enough, Milton is the one and only home of the world famous Dogfish Head Brewery.


SHOPPING
A short three mile drive from VO's welcoming entrance takes residents to the heart of the Lewes/Rehoboth Beach resort area. Hundreds of stores—including three large outlet malls—offer tax-free shopping all year round on Delaware's Route 1, as well as on famous Rehoboth Avenue in downtown Rehoboth Beach, and all along picturesque Second Street in Lewes.


RESTAURANTS
The local area is home to dozens of fine restaurants offering neverending choices for every taste. Craft breweries and distilleries are found throughout the area as well as award winning foodie havens, ethnic specialty kitchens, and many comfort food “Mom and Pops” alongside most popular national chains.


BEACHES AND BEYOND
Delaware's beach coast is just a ten minute drive from Vincent Overlook. Cape Henlopen State Park is a 5000+ acre slice of Coastal Delaware offering fine public beaches along with fishing opportunities, campgrounds, and a seaside nature center.

Biking trails pass through the entire scenic area connecting the park with Rehoboth Beach. Lewes beach on Delaware Bay and Rehoboth Beach on the Atlantic Ocean is a draw for summer tourists. The Prime Hook National Wildlife Refuge is just eight miles up the road, while Ocean City, Maryland  is less than an hour's drive down the coast.


SCHOOLS
The Town of Milton, along with the cities of Lewes and Rehoboth Beach, the town of Dewey Beach, and Henlopen Acres form the Cape Henlopen School District with an enrollment of almost 5500 students. Strong achievement goals—Cape Henlopen High School was named a national Blue Ribbon School in 2015—combined with a dedicated staff and modern facilities make “Cape” a most desirable school district.
